Absolutely not. You may bring us plans if you have some in your possession,
or if you have a set you like, but we are well equipped to design your new
custom home to your needs and specifications. We provide this design
service, and working prints, complimentary with any building contract. If you
decide not to build immediately, we can sell you the prints for a minimal fee.
What is entailed in planning a custom home?
How long does the planning stage take?
How long does the actual building process take?
Again, the time frame is very dependant on the specific size and complexity
of the house as well as any seasonal or weather concerns. The average
home takes about 6 months, but have needed as long as 18 months for some
extremely large jobs.
Will I have help with interior design?
Absolutely. Whether you are picking out bath hardware or deciding wall
colors for your kitchen, we have experienced sales people that know the ins
and outs of interior design. We also provide up to thirty hours with our
interior decorator free of charge (you may buy additional time if needed).
She will help you in all areas of decorating including carpet, paint, cabinet,
and hardwood stain selection.
Do I need plans?
A lot goes into planning a custom home. Unlike a lot of those "cookie-cutter"
builders, we design each house as individual as the family. We realize that no
two families are alike, and build our homes to reflect the homeowners' needs
and desires.
At first we will establish a budget that will accommodate the needs and
expectations of your new house. Secondly, we will sit down to sketch out a
rough floor plan. It will approximate the size of the house, as well as any
desired amenities, according to the budget set beforehand. Then, we will send
the plans our architect or draftsman, and receive a first draft of working prints
within a week. Again we will sit down and go over the new set of prints, make
any changes needed, and resubmit them to the architect for a new draft.
Once a final plan is decided on, we will plan for the specifications of the home.
This is a very important part because it entails everything from the type of
faucets to be used in the bathrooms, to the finish of the door handles.
Although these seem like small details, they can greatly affect the building
cost, therefore influencing the contract price. Once all of the final specs have
been written, we will prepare a bid and building contract for you to review and
sign. It is not until all of this is done that we can start the construction of
your new home.
Depending on several variables (i.e. size of the home, number of plan drafts)
the pre-builing process can take anywhere from one to three months to
complete.
Do you do remodels or finish basements?
Yes. Almost a third of our business every year is in remodels or addition.
We have completed $35,000 basements, as well as $1 million dollar additions.
Our extreme attention to detail, and focus on cleanliness, comes in handy
when we are essentially living with the client for 3-6 months. There are
some messes that can't be helped but we do everything possible to make the
client comfortable during such an invasive process.
